Our luxury listing agents will also market your home in every way we have found to be effective. We will start with professional HDR pictures of your home. It amazes me at how many million dollar plus homes are marketed with what looks like cell phone pictures. We understand that the first impression people get from your listing is the pictures they say online. If they are not professional they will just continue to scroll on past. We will also, most likely, take drone shots of your home and of your view. We will place your listing on luxury real estate sites and as many listing services and home directories as we can. We know the importance of getting your home in front of as many people as we can and in turn get as many walking through as possible.
We will never leave you in the dark. We will be in constant contact with you through the process. It is our job to answer all your calls (or return them in a timely manner) and answer all your questions about the process. We will always be here for you to answer any question you might have about the real estate process. We believe your Realtor should always be there during this stressful and sometimes confusing process.
We will follow up to the best of our ability with any broker that takes their clients through your property. It is sometimes difficult because not all Realtors give us feedback after seeing a property but when they do give us feedback we will certainly provide that feedback to you as soon as we get it and we will tell you if we agree. Most the time this feedback includes opinion of the condition of the property, how the property shows, if the price is too high, too low or just right and if their clients showed interest in the property.
We also do some print marketing. We do some postcards and ads but we have found these are not really effective methods of advertising. We also are of the opinion that open houses truly benefit the listing broker a lot more than anyone else. It is a dirty secret that open houses are strictly for listing agents to gather information about buyers. Most buyers that are working with an agent don’t do open homes. They set up appointments to see the listings in off hours. So this is a great opportunity for the listing agent to gather names for their data base. Not many homes sell from open houses. It is usually people just poking around to see their neighbors house or people in the very early stages of buying a home.
